PERMITS PERMITS PERMITS. Are they expensive? Yes. Do they seem pointless sometimes ? Yes. Do they protect you from half a** contractors who will cost you a lot of money down the road and possibly your safety? YES so do not do any renovation without them. #Permits Its important to listen to these remodel tips especially for safety sake.
Pay Attention To The Material! Yes some materials are beautiful but if you actually use the space they are not functional. This is why it is important to use a designer who can guide you in the direction of the materials that work best for your lifestyle. But keep in mind some stones are POROUS. They will suck in ANYTHING you place on the counter. It can be a real pain in the butt when you just put 100k into your kitchen and now you have a blue arrow printed on your marble from your amazon box. #Remodelmaterial
Try to stay somewhere else. Second home, Travel, Friends house, local air bnb. ANYTHING is better then living in a major renovation. DO NOT PICK PAINT COLORS BASED OFF THE SAMPLE! I cannot say this loud enough. This Remodel Tip can save you alot of money. They don't look anything like the pictures. They look nothing like the sample. YOU MUST paint it on the wall in multiple different forms of light. Make sure you are not painting it over a an existing color this will change it completely no matter how many coats you do. You also need to get white tape around the sample. This helps your eye see the true color. Then you can make your decision. #howtopickapaintcolor
DO NOT PUT LVP IN THE BATHROOM. For the love of everything holy this makes me want to smack people. It is water-resistant, not water-proof. There is a MAJOR DIFFERENCE. It means if you spill a cup of water you have time to wipe it up before it does damage. But it cannot withstand the humidity in the bathroom and the water from a tub or shower that is constant. You WILL get mold I promise you. It will start to warp You will end up having to replace it. #LVPflooring
CONTINGENCY. Sit aside 10-15k contingency fund. Wow Kristina thats alot. Yes it is but during a major renovation it is impossible to know everything until you open the walls. You may run into some pretty costly issues. When your using a licensed contractor they by law have to fix anything to code that is not to code if they run into it. That means if they open the walls and you have knob and rube electrical from 1954 they cannot continue working on your reno until the entire electrical is fixed which can cost ALOT. You may not run into any issues then you have 15k to spend or keep toward the end of the renovation. Maybe you splurge on nicer appliances or you just put it back in savings. This is better then running into an issue and not being prepared. This Remodel Tip is so important. #Contingencyfund
